Use this letter when acting for a purchaser in a conveyancing matter to send search results to the client. It may be used pre or post-exchange depending on when the searches are conducted.

The terms of this letter may vary, depending on the types of searches obtained.

You should obtain instructions from your client as to any adverse search results, for instance if there is an affectation or a land tax liability highlighted by the searches.

Your client should be aware that the scope of your instructions and the searches relate only to the property they are purchasing and not neighbouring properties. There is clear proposition for this in the case of Luxford v Sidhu [2007] NSWSC 1356.
