This precedent is for use with the 2005 or 2014 edition of the Contract for Sale of Land by the Law Society of NSW and Real Estate of NSW. This special condition is designed for use where the purchaser wants to do more than just tidying up of the property before completion. Vendors should be very wary of allowing works on the property before completion and there should be some consideration paid for this to happen. One suggestion, adopted here, is that the deposit vest in the vendor on commencement of the works. |
